Redevelopment of the Former Gonou Military Camp

The project concerns the development of a modern, national-scale freight and logistics center on the site of the former Gonou military camp, covering an area of 672,000 m² (approximately 67.2 hectares). The planned center will connect the Port of Thessaloniki with the Balkans and Eastern Europe through integrated transport networks—road and rail—enhancing Greece’s position as a strategic logistics hub.

The property, owned by the Ministry of Finance, has been granted for use to GAIAOSE. Its proximity to the Port of Thessaloniki, the Egnatia Odos highway, and adjacent railway infrastructure, as well as its geographical closeness to the Balkans, gives the site significant geostrategic value in relation to the planned development and designated land uses.

Strategically located at the western gateway of Thessaloniki, the site lies in close range to major road, rail, and maritime transport nodes. Specifically, it is approximately 3 km from the Egnatia Odos and just 500 meters from the railway line. The redevelopment of the Gonou site responds to the demands of the modern international freight and logistics system, which increasingly relies on intermodality—the optimal combination of different transport modes for efficient goods movement.

Together with the development of Thriasio I and II (in the region of Attica), the Gonou project in Thessaloniki will create a powerful dual logistics axis for goods entering Greece from the East, generating substantial national and economic benefits for the country.

Implementation & Benefits

Growthfund’s Project Preparation Facility (PPF) has undertaken – on behalf of GAIAOSE – the implementation of a competitive tender procedure under Law 4413/2016 for the selection of a private investor. The scope of the contract involves the development, licensing, construction, operation, exploitation, and maintenance of a Business Park on the site of the former Gonou military camp.

The tender process was launched in September 2024, and by December of the same year, four business consortia had expressed interest in developing the property.
